Renovation has become a favourite past time and sport for many Australians. There are DIY guides on every facet of renovating you can care to imagine but few explain renovation purely as a profit generating exercise.

Anyone can make a run down place look better but can you make it dazzle and add more value than the dollars you spent? This workshop will provide you with a framework to work within; how to renovate on a budget; how much to spend on a renovation; what is the aim of the renovation sale or rental; etc. You will develop knowledge and skills to make the next renovation worthy not only of the pages of House and Garden but also Money Magazine.

This course is not about how to lay tiles, it is how to choose a property to renovate, deciding on what needs to be done, setting a budget, managing the renovation and deriving benefit from the renovation. These tips are relevant for investors or those considering a renovation of their home.

Course content

During this course the intention is that the following topics will be covered, but not necessarily in the order given. Due to the variable nature of Adult Education classes, parts of the curriculum may be adapted to suit the needs of the class.

  • First things first finding a property with renovation potential or considering if your current property is ripe to renovate
  • How to finance the renovation and/or purchase
  • Develop an ability to assess the profitability of a renovation project
  • Develop an understanding of how to distinguish between making your personal taste as opposed to adding value, where dollars are better spent
  • Managing tradespeople – basic renovation management guide
  • How to unlock the value you have created through the renovation
  • Common mistakes to avoid, over capitalising, scope, creep, cutting corners and recognising your own DIY limitations
  • Practical tools to take home and use TODAY – checklists and resources to help you on your way
  • Practical examples and tips to generate profit from renovation, how a $50,000 renovation added $275,000 in value in 6 months
  • Practical guide to speedy renovations - $14,000 in 10 days resulting in rental return increasing by 20%
